Terms & Conditions

Shores Beach & Lakeside Villas – Terms & Conditions

By confirming your booking with Shores Beach & Lakeside Villas, you agree to the following terms and conditions. These may be updated without prior notice.

1. Bookings & Payments

 

  • Bookings are available via phone or our online booking system.
  • Must be 18+ to book. Guests under 18 must be accompanied by an adult.
  • Pre- payment for the first night of any accommodation booking is required. This includes a deposit of [1.80%] is required to confirm your booking.
  • Accepted payments: Visa/Mastercard (1% non-refundable fee applies) or bank transfer (due within 7 days).
  • No rates are guaranteed more than 12 months in advance.

Pay on Arrival: Balance must be paid in full on or before check-in. Access will not be granted until paid in full.
Incidental Charges: A valid Visa or Mastercard is required at check-in. This will be held on file for 14 days for incidentals/damages.

2. Check-In & Check-Outs

 
  •  Check-in: From 2:00 PM (ID must match booking name).
  • Late Arrival: Call before 5 PM for after-hours check-in instructions.
  • Check-out: By 10:00 AM. Late check-out may incur fees.
  • Failure to check out by 12 PM without approval: May result in a full additional night’s charge, removal of belongings, and lock changes at your expense.

3. Cancellation & Refunds

 

Non-Peak Season

  • Cancel >14 days: Full refund (minus credit card fees).
  • Cancel 2–14 days: No refund, travel credit valid for 2 years.
  • Cancel 2 days of arrival or no-show No refund or travel credit will be issued. Deposit Refund will be held as a cancellation fee.

Peak Season (incl. School Holidays)

  • Cancel >60 days: Full refund (minus credit card fees).
  • Cancel <60 days or no-show: No refund or credit.
Refunds will be processed back to the original payment method within 14 business days.

4. Guest Guidelines

 

  •  Max Occupancy: 1 Bed (4 Guests) 2 Bed (6 Guests) 3 bed (8 Guests) No motor homes tents allowed.
  • Visitors: Permitted but must not disturb others. Visitors cannot use pool/facilities or bring pets.
  • Children: Welcome but must be supervised at all times.
  • No Party Policy: Strictly enforced. Excess noise may result in eviction and additional charges.

5. Damage, Fees & Housekeeping

 

  • Smoking in villas: $500 fee.
  • Room degradation (vomit, waste, etc.): $500 cleaning fee.
  • Damaged linen/mattresses: Replacement or special cleaning charges apply.

Housekeeping: Complimentary for stays over 8 days. Fresh linen will be left.

6. Resort Use & Safety

 

  •  Parking: One space per villa. Park at your own risk.
  • CCTV: In use in select areas.
  • Pets: Only permitted in pet-friendly villas booked in advance. $140 cleaning fee applies for violations.
  • Bikes/Scooters: Not permitted inside the resort grounds.
  • EV Charging: Not permitted using villa power. Ask reception for nearby stations.
  • Smoking: Not allowed on resort grounds except in designated areas. Banned at pool , tennis courts , play equipment. Front Entrance and Exit of Resort accepted.
  • No open flames, fire pits, or wood/coal BBQs.

7. Emergencies & Lost Property

 

  •  Emergency: Call 000, then notify reception.
  • Lost Property: Stored for 30 days if found. Perishables and toiletries are discarded.

8. Wi-Fi & Mobile Coverage

 

  • Free Wi-Fi is available but not guaranteed. Shared, unsecured network—use at your own risk.
  • Telstra offers the best coverage in the area. Optus is limited. Vodafone not supported.

Policies & Rights

 

  •  Right to Refuse Service: Management reserves the right to
    refuse service or evict guests for:
    • Disorderly conduct or drug use
    • Property damage or threats
    • Exceeding occupancy
    • Unlawful acts
    • Non-compliance with policies
  • Relocation Policy: In rare cases, if your booked villa becomes unavailable, we’ll assist in relocating or offer a full refund.

10. Force Majeure & Legal Notice

 

  •  Shores Beach & Lakeside Villas follows all NSW Government health regulations during pandemics or emergencies.
  • We recommend travel insurance for cancellations, loss of personal items, and medical expenses.
  • Guest information is protected per our privacy policy and will only be shared with legal authority or with your consent.
